- Contract and Extension
- Contracts are basically fixed-term lease contracts for a maximum of 11 months. The maximum contract period varies by property, so please inquire.
- Fixed-term Lease Contract and Extension
- This contract period has no renewal and the lease terminates upon expiration. If there are no other customer contracts scheduled after your current contract period, you may extend (re-contract). However, extension may not be available depending on the property's operational status. We also offer a service where we do not accept other reservations for customers whose extension is undecided. Please contact us for details.
- Cancellation Fees
- Cancellation 35 days or more before check-in: Cancellation fee is contract processing fee only
- Cancellation 24-14 days before check-in: Contract processing fee + 35% of total initial costs
- Cancellation 14-7 days before check-in: Contract processing fee + 50% of total initial costs
- Cancellation 6 days before check-in to day of check-in: Contract processing fee + 100% of total initial costs (non-refundable)
- After reservation confirmation, we decline all other reservations and stop sales for our customers, so we apply the above cancellation policy. We appreciate your understanding.

- Important Notes

- Furniture and appliances may differ from photos. If the photos differ from the actual condition, the actual condition takes precedence.
- Consumables such as soap, shampoo, and tissues are not provided. Please prepare these yourself.
- Even in rooms with internet facilities, connection speed may decrease or temporarily become unavailable depending on time and conditions. Please understand this.
- English support is available.
- All rooms are non-smoking except for exceptional properties. Please refrain from smoking in indoor areas, balconies and other private areas, and common areas such as apartment hallways. If smoking is discovered, we will charge an amount equivalent to one month's rent for penalty fees, wallpaper replacement costs, and deodorization costs.
- Pet keeping indoors is not permitted without prior declaration and our company's permission. If unauthorized pet keeping or pet-sitting for acquaintances is discovered, we will charge an amount equivalent to two months' rent for penalty fees, wallpaper replacement costs, and deodorization costs.
- Please refrain from drilling holes in walls or applying adhesive tape.
- If damage to the interior or wallpaper is discovered, repair costs may be charged.
- If bulky waste is left behind upon check-out, disposal costs may be charged.
- We do not provide property viewing services. Please understand this.
- Bank transfer fees are to be borne by the customer.
