short-term accomodation Q&A

Q What is the duration of the lease?

A Month is a basic unit of renting. A month is a minimum. 12 months is the maximum.

Q What is the surrender cleaning fee for?

A A surrender cleaning means after you checking out, we will run the regular disinfection of the room, in order to restore the room to original state. Therefore, a surrender cleaning fee is required, which need to be paid before moving in with the rent.

Q Can I apply if I am a student from overseas?

A No problem! You can apply it by filling in the application form, also providing your identity document like   residence card and passport etc.

Q Can I smoke in the room?

A Besides appointed places, smoking is not allowed in Japan. The reek of smoke will stay behind the room which will bring troubles to the next customer. Therefore, please noted that we will request an extra cleaning fee.

Q Do I need to apply services of utilities by myself?

A Utilities are well prepared by the landlord. You just need to pay the daily fixed fee.

Q Do I need a guarantor while signing the lease?

A We do not need a guarantor on principle. (However, meeting the following condition is requested: You must stay in Japan, and having stable revenue etc.)

Q Do I need to apply running water and gas by myself?

A Please noted that tenant need to contact the landlord by themselves. Also, tenant should be present when setting up the gas with the landlord. 

Q  Can I see the house which I favourite?

A Sure. Please feel free to contact us, and set up an arrangement as soon as possible.

Q Could I keep a pet?

A It is ok if everything could be restored to the original. If you tend to keep a pet in your room, please contact us for further information about the extra deposit.

Q What is fully deduction of deposit?

A The deposit will be deducted for cleaning fee and other extra fee mentioned before. If the total fee cost more than the deposit, no deposit would be refunded.

Q Do I need a guarantor while signing the lease?

A A guarantor is needed on principle. (A guarantor must be a long-term resident in Japan, which has resident certification and stable revenue etc.) If needed, we can recommend related guarantee company for you. (which extra fee is needed). If you are company guaranteed under a corporate contracting, a certification will be conducted for reviewing your situation.

Q  In addition, are there any utilities provided?

A We will provide washing machine, microwave and vacuum cleaner etc. (No living consumables, for example tissue paper and kitchen implements are provided.)

Q When can I move in ?

A  It depends on the complement of your application material and the process of the investment management service. Basically it will cost a week after your application.

Q How long does the procedure take?

A  It depends on different cases. Basically it will need 7 to 14 days.

Q What is a lease with furniture rental service?

A  It is a simple lease which you can renew the lease to expend the rental duration. Please considerate that you are unable to renew the lease if other customers renew the lease or other situation is occurred. Also, please be noted that an extra cost is enquired when renewing the lease.

Q Is it available to have prepayment?

A Yes, it is able to pay in advance. Please noted that the starting day and time of moving in will depends on payment method and date of your payment.

Q If an emergency is occurred, could I terminate earlier?

A  Please tell us 1 month earlier if you want to terminate earlier. No rent will be returned if your living duration did not last for an entire month.

Rental Service Q&A

Q Should I fill in my parent home address in the blank of guarantor address?

A You should fill in your emergency contact in order to let us contact your relations to inform you important information when you are not unavailable to be contacted.

Q Is it pet allowed?

A Some of the rooms are able to have pets. Please contact us for further information.

Q Do I need to apply running water and gas by myself?

A  Please noted that tenant need to contact the landlord by themselves for setting up the running water and gas. Also, tenant should be present when setting up the gas with the landlord.

Q When can I move in ?

A  It depends on cases. You can move in after 2 weeks at the earliest.

Q  How long does the procedure take?

A  It depends on cases. Basiclly it will cost 3 to 7days.

Q When should you notice us your moving out date?

A Please inform us one month earlier when you will like to move out. We will use your rental deposit to run the regular disinfection of the room, in order to restore the room to original state. Therefore, a after cleaning fee is required, if you started the rental with no cost deposit.
